Two of Singapore’s most distinguished residential districts, D10 and D11, are often considered together by buyers planning a substantial family home. They are not the same place. Each rewards a different brief.
After two decades of working in both, here is how we compare them as designers.
District 10
Character
District 10 covers Bukit Timah, Holland and parts of Tanglin — long-established residential areas with mature greenery, generous plot sizes (particularly toward Bukit Timah), and a quieter, more settled character than the central belt. The neighbourhood holds many of Singapore’s Good Class Bungalows and a significant proportion of the country’s most architecturally serious residential work.
Plot sizes
Generous, particularly in the GCB-zoned parts of Bukit Timah where plots can run from 15,000 to 30,000 square feet or larger. Holland and Tanglin plots tend to be smaller but still meaningful at the luxury level.
Architectural opportunity
District 10 rewards architecture that respects the older fabric. Heavy modernist gestures can read out of place; the neighbourhood’s character is quieter, leafier, more settled. Conservation lots — particularly in parts of Holland — bring an additional design discipline.
Lifestyle
District 10 is for households that value privacy, mature greenery, and a sense of remove from commercial life. Schools are excellent. Restaurants and amenities are close enough to be convenient and far enough not to intrude.
District 11
Character
District 11 covers Newton, Novena, and parts of central Singapore — closer to the urban centre, denser in built form, and more architecturally varied. The neighbourhood holds significant high-rise luxury condominium development alongside some landed enclaves.
Plot sizes
Smaller on average than District 10, with more emphasis on apartment and condominium living. The landed plots that exist in D11 are typically tighter and more urban in character.
Architectural opportunity
District 11 is more permissive of contemporary architecture. The mixed character of the streets means strong modernist work does not feel imposed. Penthouse and large-apartment briefs in D11 condominiums can produce some of Singapore’s most considered luxury interior work.
Lifestyle
District 11 is for households that want proximity to the urban centre — Newton MRT, Orchard Road, hospitals, central business district — alongside residential character. Walkability is meaningfully better here than in D10.
How we’d advise choosing
Choose District 10 if your brief is a settled family home that prioritises privacy, mature greenery, and an architectural character that respects the older neighbourhood — particularly if you are considering landed property at the GCB or near-GCB scale.
Choose District 11 if your brief allows for more contemporary architecture, your family values walkability and central location, or if you are considering luxury condominium or penthouse living in a central Singapore context.
Both will reward a properly designed home. Both will punish a hastily designed one.
